Thomson View launches en bloc sales at lower reserve price

Thomson View Condominium, which was previously put up for sale in 2022 as well as the year prior, is being offered again at a reduced price of S$918million.

He said Tuesday (February 27), that the authorities have no objections to redeveloping this site in order to produce 1,240 residential apartments, based 85 square metres on average.

The lower reservation price reflects land rates of S$1,282 square feet per plot ratio (psf ppr), including a bonus floor area of 7 percent and land betterment charges for land intensification.

It has also added a lease-upgrading premium, which will bring the lease term back to 99 years.

The site is zoned to allow residential use with a plot factor of 2.1. Potentially, this could lead to a gross area of 112,792sqm.

The sale of the product will not be subject to a pre-application study.

The site checks all the boxes for what discerning homebuyers and investors will be looking for. It’s close proximity to Upper Thomson MRT station and other essential amenities. Also, it’s near educational institutions.

It has been proven that new residential developments with these important selling features perform well during their project launches.

Thomson View was completed in 1987. It sits 540.314.2 square feet (sq. ft.) of land. In its 255 residential units, there is a mix of 54 townhouses as well as a 29 storey block that houses a shop and 200 apartments.

The last time that the development was placed on the marketplace was In May 2022. A guide price of S$950 Million followed by a Reserve Price of the Same Amount in November 2020.

In 2013, the condo was sold for S$590,000,000 in a collective sale, but that deal was cancelled as the former marketer was found to be offering incentive payments to owners to get to sign a sale agreement.

In 2018, four subsequent attempts at relaunching the sale on the website failed.
